New theory-I don't know why I don't think it was an "accident" but maybe Phob committed suicide. Ben told us Phob's family situation wasn't good and on top of that then Ben lied to him (I am 80% sure Phob liked Ben romantically too) I think he was depressed about lots of things. If we compare the current Phob with the past Phob (even though we didn't see much) they still feel very different. Current Phob is full of life (pun) he looks happy and cheerful but in the past Phob felt more reserved and shielded.
I still don't get why Luck's character exists. And so that protector spirit is Landlord lady's father? She called him dad. Now I am suspicious of the landlord lady and Phob's father. I think they did have affair and somehow related to Phob's mother's death.

Not gonna lie I am actually happy with the kiss. They didn't place finger in between and their lips actually touched *throws confetti* and that hug was so sensual it made that cute kiss more endearing. and Phob is a ghost so I understand a very passionate kiss would have felt very weird. Remember the ghost lady in Episode 3 maybe that is his mother!!! She became a wandering ghost!! Also, it is stated there that Phob must find his identity and clear his mind in 49days or else he will become a wandering ghost which means he will be incapable of being Reborn or Starting Over. People who really haven't heard or know about this series should know that yes it is "BL" but it's one of those where you don't ship the leads because the relationship is very toxic and abusive. The whole manhwa is very dark. So enjoy it like how you enjoyed Strangers from hell or You. Don't go expecting fluffy romance. This is not a romance BL. I am lowkey very excited about this but I am also not sure will this project ever see the light...I mean they need to find actors who will be willing to take the risk of taking these roles and execute it perfectly. Also, this should be created with long episodes and durations like normal kdrama cuz if its created with current kbl format I don't think it will be enjoyable. But lets see what happens
