He really stepped up his game in Ep 11 and 12, it's so cute!! There's some foreshadowing of heartbreak for his character in the near future, unfortunately. It seems like he wants to confess to her after she gets back from her trip and she even warns him not to regret giving up the chance she gave him to say what's on his mind before she leaves. It probably doesn't matter either way because she has a huge crush on Jing Ran right now, so she has to work that out first. I agree with your prediction.
I'm really enjoying this show so far because it tries to give the characters more realistic complex personalities. The spoiled arrogant rich boy played by Deng Lun isn't automatically more successful than Angelababy's naive kindhearted character. He's not an overpowered kind of character, sometimes he eats humble pie. In some scenarios her naïveté gets her duped, but other times her kindness is a strength. The renowned interior designer character played by Zhu Yi Long is seemingly perfect and talented but he lacks a bit of warmth that affects his relationships and might even be detrimental to his work. The character development is provided indirectly through the real estate agents' interactions with their potential clients and their insights into various family dynamics.

You totally described everything that's great about Deng Lun on this show. If you haven't watched it yet, I think you'd enjoy "Who's the Keyman" because he was also charming, smart, and hilariously easily startled on that show. I watched it on Youtube. Episode 12 was especially funny where he's an enthusiastic fan meeting one of his own celebrity idols and he flirts with her for the rest of the episode.
