One of the best series of GMMTV !
This series just has everything in it. Horror, comedy, a bit of mystery, unexpected twists which keeps you guessing, emotional stories which will make you cry & the main attraction TayNew. This isn't a romantic series of them but bromance has been there. At first I thought there would be 12 haunting cases which need to be solved (which could have been boring). But the makers really proved me wrong in a good way. This show handled many heavy topics nicely, so just go & watch it! Actually if you ask me, I'll say this is the best show of TayNew (Plotwise).Was this review helpful to you?
It's TayNew Magic
I always write my reviews with parting positive , negative points but there is no negative thing so I have to write my review in a paragraph . I have seen Tay and Newwie's acting before so I am not surprised right now . There are no words to describe how outstanding this drama is . Although this is not a BL but you don't need romance if there is Tay and Newwiee . Every scenes of this drama is chaotic , funny and awesome . If you are feeling bore then must watch this series . The cinematography , music ., visuals , story and the side characters are just perfect . And most likable thing is Tay and Newwie are doing different types of drama apart from BLs .Overall a solid 10 /10 for me .

Incredible from every aspect!
By far the best series GMMTV produced for 2024! Words aren't enough to describe how good it was. For starters, we are not talking about a bl, but a show that mainly revolves around the themes of family bonds and friendship. Each episode was unique and a rollercoaster of emotions, that you'd find yourself from laughing to crying in a matter of seconds. By investing on a cleverly written plot and well developed characters, this show never flops or gets boring.What's more fascinating to watch is that aside from the main cast, who's acting is excellent and their characters so lovable with great chemistry and interactions, you also get to see cameos of many actors that manage to shine just in that small amount of time they are given, portraying very well thought and deep characters with their own past and motives and that's something that many other series struggle to give even to their main characters.
I highly recommend it to everyone! I feel it can touch anyone's heart one way or another, given the variety of stories it offers. Just check it out for yourself and you won't regret it!

Scooby-Doo, where are you!?
I liked. I liked it a lot. Filled with high jinks both terrorizing and hilarious, Peaceful Property is the ultimate modern take on Ghostbusters.What started as a small plot to exorcism turned into this grand adventure between this complete lovable group of friends! These ghost hunters is Everything! First of all, they're hilarious, with banter and quips that you can't get enough of. Second, they have their ups and downs that make it all seem so human! Third, their friendship is just so real and sincere! And fourth, they stick together, work together and ... I mean, they do their first spooky investigation together. I want to join!!! Fifth, this show hosts such a diverse cast of characters that is just so necessary and heartwarming to see! The characters are well-developed, and despite the whirlwind of events, it’s easy to get caught up in their stories.
What I loved most about this series was is the way it keeps you so engaged the entire time! Seriously, there's never a dull moment! Each episode is packed with action, suspense, and enough twists to make your head spin. There isn't ever a lull.
This was such a thrill from start to finish, like I couldn’t put it down!

This should be the standard
I generally don't write public reviews but frankly speaking this series is just too good and every drama enthusiast (both BL and not) should give it a try. With a mixture of horror, comedy, dramatic storylines and unpredictable plot twists, Peaceful Property is one of the best GMM productions, with great acting and writing, and overall solidifies Tay and New as one of their strongest actors. Both Mook and Jan were also incredible and I would love to see them work together in another series. With a plethora of underwhelming BL series produced by the same company, Peaceful Property honestly makes me think that GMM is just not that good at writing BLs, and they should put the same effort they put into making this series in all of their productions. "Wherever feels like home ... is home."
Having seen "Midnight University" and "Low Season", I was looking forward to a non-romance Thai-style horror comedy. Those other two titles managed to combine Thai silly humour with deeper themes of life to create something very unique.And "Peaceful Property" did the same. I laughed, I cried, I was moved.
If we're being honest, each element of the story on its own follows a trope or two: The family backstories of two main characters, the individual ghost stories, the way the friend group meets, fights and makes up -- but then, how these are weaved together, with colourful threads of goofy humour, heart wrenching acting, consistent writing and solid editing, it's become a beautiful tapestry that tells us about family, home, (familial and romantic) love and loss. About how important it is to tell your loved ones that you love them before it is too late.
Maybe a note before I go into more detail: Thai humour, especially the silly sort you find in ghost comedies has a lot of screaming, running, is even bordering on slapstick situational comedy. If this is not to your taste, you might want to proceed with caution. If, on the other hand, you are easily scared -- this is not that sort of horror. The ghosts look mildly scary at first glance, but they are definitely not.
The writing is extremely consistent for a light comedy -- some elements and hints are shown early, and picked up in later episodes, the main villain is not quite clear from the beginning, the ghost's stories (which have only one episode to unfold and conclude) are able to build a connection with the viewers in a very short time, and ! the series remains interesting until the last minute. I'm usually bored by longer "and this is what happened after everything was resolved", which takes more than 20 minutes here, and I was not bored at all. I even paused at some points to read PangPang's live stream chat (I recommend to pay attention to the chat throughout the series, some comments are extremely funny!)
I would have liked to see a bit more criticism of the capitalist and classist society, Kan's background would make a good starting point for that. But to be honest, I did not expect it -- it's not generically part of the genre, and doesn't fit the core themes (home & family).
Without good acting, even a good script can't save a drama -- and I loved the acting here. Nobody was awkward and out of character, and within minutes of meeting a new character, I was able to connect with them.
The first episodes focus on a "ghost of the week" story while the relationship between our main characters develops in the background. It's not too on the nose, but also not too subtle how the "cases" relate to the group's story -- and some of them are picked up in the latter part of the series, which focuses on Kan's and Home's backgrounds.
The theme of "home" is both already in the name of one of the main characters ("Home") and in its title "บ้านหลอน On Sale" /baan long/, i.e. "Haunted House for Sale".
บ้าน /baan/ means both "house" (as in the building) as well as "home" (in the literal and metaphorical sense). ที่บ้าน /thii baan/ usually means "at home" but is also sometimes used for the people living "at home", i.e. the family.
If we look at the ghost stories with this in mind, they all not only take place in some sort of house, it's also always about family, about relationships between people -- some of them literally dream of owning a house.
Overall, this is one of the Thai series that can be watched by anyone. It's funny, it's heart-wrenching -- I sobbed in every episode, and often laughed just a minute later -- and it tells us to cherish the people who are ที่บ้าน, (at) home.

TAYNEW DID IT AGAIN!!
So, I went into this knowing it wasn’t a BL (boo, hiss), and honestly, the Polca in me was like, “Sis, maybe skip this one. You’re just setting yourself up for disappointment.” BUT, I ignored her, gave it a shot, and LET ME TELL YOU—this series blew my expectations OUT OF THE WATER. I’m not even kidding; I’m giving it a solid 10/10, and you’ll understand why in a sec.Home & Peach: Opposites Attract, But Make It Friendly
First of all, let’s start with Home (played by New). This man is the definition of a spoiled brat. Like, he legit thinks money can solve anything. He’s all, “Oh, your property’s haunted? Here’s some cash. Problem solved, right?” Sir, this is not capitalism; this is GHOSTS. But somehow, New makes Home lovable. He’s bratty, but in that “ugh, fine, I’ll forgive you because you’re kinda cute” way.
Then there’s Peach (played by Tay), who’s Home’s complete opposite. Peach is soft, sensitive, and honestly, a walking ball of nerves. Like, this man is one ghost sighting away from a breakdown at all times. And yet, he’s out here helping Home sell haunted properties because—get this—he can SEE GHOSTS. Yup, our man is a supernatural empath, casually solving ghost problems while Home stomps around like, “Why are these spirits ruining my vibe?”
Their dynamic? ICONIC. It’s giving “grumpy rich boy meets cinnamon roll with trauma,” and I ate it up like my last meal.
The Plot: Layers Upon Layers of Mystery
Okay, so the premise is simple at first: Home needs to sell these haunted properties, and Peach is like, “Cool, I’ll help because I can see ghosts.” But the way the story builds? CHEF’S KISS. Each episode has its own mini ghost story, and they’re all tied to the haunted properties Home is trying to sell. And these aren’t your average “ooh spooky shadow in the corner” ghosts; these spirits have deep backstories, emotional trauma, and unfinished business.
BUT WAIT—there’s more. As they help these ghosts find closure (yes, King, therapy for the afterlife!), the show starts peeling back the layers of the bigger mystery: Home’s grandpa’s death and why Peach can even see ghosts in the first place. The way the plot weaves all these elements together? PERFECTION.
PangPang: The Ultimate Bestie Energy
Can we take a moment to talk about PangPang (played by Jan), aka Peach’s younger sister? THIS GIRL. She’s the unsung hero of the series. PangPang is out here being the supportive sibling we all need in our lives. She’s constantly pushing Peach to speak up, take risks, and live without regrets.
Her energy? 10/10. Her comedic timing? IMMACULATE. Honestly, PangPang deserves her own spin-off. I’d watch it in a heartbeat.
ForceBook: Prepare Your Tissues
Okay, I NEED to dedicate an entire section to the ForceBook episode because OMG. I went in expecting their usual goofy, chaotic energy. You know, classic ForceBook vibes. BUT NO. These two decided to rip my heart out and stomp on it instead.
The storyline? Pure pain. Their characters are dealing with love that’s considered “wrong” in the eyes of society, and it’s handled with so much raw emotion. Force is out here acting his heart out, and Book? That man was SOBBING. I’ve never seen him cry like this before, and it BROKE ME. I was legit ugly crying for a solid 10 minutes.
The way they portrayed the pain of loving someone when the world tells you it’s not okay? ICONIC. And the twist about Vicha (Book’s character) not being able to cross over because of his suicide? DEVASTATING. But when he finally gets his closure, the dance scene shifts, symbolizing his acceptance, and I LOST IT. Beautifully done.
Home x Peach: BL Tease or Nah?
Now, let’s talk about Episode 11. Was the director teasing us? Because there’s this one scene where Peach thinks Home is hitting on him, and I was like, “Wait, is this happening? Is this BL-lite?” But then Home, being the clueless rich boy he is, immediately kills the vibe, and the moment disappears faster than my paycheck on payday.
BUT STILL. The tension was THERE. It felt like the director was testing the waters, seeing how the audience would react to a potential BL plotline. And you know what? I’m here for it. Gimme that spin-off, GMMTV.
The Cast: Almost Perfect
The casting for this show? SPOT ON. New and Tay were born for these roles, and their chemistry was on fire. Jan SLAYED as PangPang, and even the side characters brought their A-game.
The only weak spot? Foei. Ugh, why was he even here? His scenes were a whole vibe-killer, and I could’ve done without him entirely.
Final Thoughts
This series? It’s giving comedy, it’s giving drama, it’s giving emotional healing with a side of ghosts. I laughed, I cried, I screamed at my screen. It’s not a BL, but it’s got enough heart and chemistry to keep even the Polcas satisfied.
Rating: 10/10. A must-watch, even if you’re not into ghost stories. Would I rewatch it? Nah, because I’m not about that rewatch life, but it’s 100% worth your time.

TayNew is Back
Already Episode 1 the Chemistry is already there with TayNew, Even it’s not a BL Series it’s a Supernatural Horror Comedy/Bromance Series but in some way the Chemistry is still giving Me BL, Light BL I should say, TayNew is One of the Strongest On Screen Ships and Pairing in GMMTV, same goes to OffGun as well but OffGun they mostly were On Screen Couples in Every Series they been On Except for “I’m Tee, Me Too”, Both Pairs will be going on to their 9th Years Soon Working together and having that Friendship Bond, also Cementing the Four of them as The Strongest BL Ships and Pairing in GMMTV, This will be TayNew 7th Time Working together on a Series but this Time as a Pair of Bros/Friends, Episode One I already Love it, their Chemistry is just so Natural, it so Easy for them and also it shows Tay’s and New’s Acting Chops yet again, Especially Tay, this Time He is playing a more Nerdy and Scaredy Cat Role, very Refreshing to see, Both of them are just very Versatile Actors, I Love Me some TayNewWas this review helpful to you?

Due to its genre, I never thought I would shed tears for this series. 😭 It has comedic value, It is scary and thrilling and filled with emotions.
Tay and New is very much commendable. As well as the supporting characters.
The story is very well thought. I had a hunch of the twist that will happen when I began watching, I was correct but I am very much satisfied how it went on.
Good choices of guests as well. Every episode surely gives you a surprise.
Overall, I will definitely recommend this series. ⭐️

Tragic property. Emotional property. HEARTBREAK property! WHERE IS MY THERAPY PROPERTY?!
I'm going to miss this show so much. Coming home to watch this nonsense of a show and laughing my head off for the first half only to be depressed for the second half was another kind of happiness. Watching this group of unlikely people coming together and becoming the best found family ever was something I never knew I needed, but want to keep watching unfold forever. They were each others family, friends and home. I NEED A SEASON TWO.But real talk tho. These motherfuckers out here telling me it's not BL, but was it casual when Home called Peach his home? Was it casual when Peach cried like that for Home? "Would it be right for me to tell him I don't want him to go? Would it be right to say I want him to stay with me, that it'd be just us, ghost-hunting?" WAS IT CASUAL WHEN HOME SAID THIS ABOUT PEACH???? WAS IT????
Like, these people are so adamant, yet, simultaneously feeding my delulu like no one else. "Why would I go back there for when my dream is here?" -- I lost my fucking shit okay. The way my breathing just stopped. At this point they're just playing into it. Peach out here giving up his dream job and saying it's cuz the ghosts will speak Chiang Mai dialect. Brother, who you trying to fool??? You can't hear ghosts you mofo, why you capping!!! Like PangPang was the biggest shipper and wasn't even trying to hide it. They're in love your honour, they're married you're honour. If this is me being delulu, then I shall forever be delulu!!

The premise revolves around Home (played by New), a wealthy heir to a real estate tycoon, who is tasked with exorcising the ghosts haunting the properties left to him by his recently deceased grandfather. Enter Peach (played by Tay), a traumatized chef who gains the ability to see ghosts after a freak accident. Peach has a little sister, Pang (played by Janhae), who does online selling and, in contrast to her worrywart brother, has a cheerful and playful personality. Finally, there’s Kan (played by Mook), a lawyer with a strong sense of justice, hired by Home’s family to assist with the legal aspects of selling the properties.
As they embark on their ghost-busting journey, they begin to uncover that their connection is not only supernatural but also tied to something much more sinister.
I won’t go into detail to avoid spoilers, but while the plot itself is interesting and unique from what GMM usually offers, what failed PPS is its inability to tie up the acts presented and make them sensible. It attempted to adopt a messy, Charlie Kaufman-style approach, but it struggles to deliver it cleanly in the end.
The first eight episodes follow a consistent theme, but from episodes 9-12, the series takes a different direction, wasting the build-up from earlier episodes. The rush to resolve the issues in the later episodes, without fully exploring them is evident and frankly speaking as a viewer, it became harder to watch as the story progressed.
Another issue is the failure to develop the characters, who could represent experiences of complex social issues (e.g., power imbalance, capitalism). More than the plot holes, this was where I was most disappointed because it could have been a way to explore the stigmas or traumas stemming from these issues through the characters. But PPS instead chose to create an image where the world is all butterflies and sunshine. Instead of the story vilifying the conditions that breed these social problems, it ends up condoning them.
On a more positive note, the editing and color grading in this series are superb. The editing makes you want more, while the color grading perfectly represents the tone of each scene. The makeup crew also did a fantastic job with the ghosts. The production team also deserves an award for balancing the spooky elements with a comedic vibe, ensuring that neither one overpowers the other.
In terms of acting, the main cast portrayed their characters excellently. It helps that all four are veterans, who have worked on previous projects, creating a natural bond that fits perfectly with the series’ theme of found family. The guest actors also delivered impactful performances.
I recommend this series to anyone who would want to watch it on days when you'd like time to pass idly.

Fun, Silly, and Coherent
The series felt like a really good college student production with a straightforward story line with some foreseen plot twists. I think the actors were cast well for their roles and are all likeable. It does as good job blending over-the-top humor with the more serious undertones of the ghosts' backstories. Some of the backstories were of deeper grievances and others were a bit shallow but it was all enjoyable thanks the dynamics of the main actors. Wish they delved a little deeper into the history of our mains. Note that the ghosts here are all portrayed in their decayed form for anyone who can't stomach this particular aspect.Haven't seen as many Thai series but really appreciate how natural and comfortable they are with portraying the intimacy between male relationships. It's a good and fun watch with a well-rounded ending. The average scoring is really just for the simplicity of the series when compared to others of the same genre.
